Crossing the threshold of their own flat is one of the most important moments on a new journey for many newlyweds. Every year, more than 200,000 couples start their life together. Not everyone gets the chance to have their own "four walls" right away.

A family in its own right?

One of the forms of assistance for people entering into marriage is the government's 'Family on its own' programme. In the first half of 2011, almost 27,500 loans were granted under this initiative . Some analysts even suggest that the attractiveness of the offer may have influenced decisions to get married, or at least the date of marriage.

The amendment to the law, which has been announced for months and which lowers the price limits for flats available under the programme, will reduce the number of units that can be purchased by those eligible for loan subsidies. In contrast, the entire scheme is scheduled to end in December 2012. Many couples will therefore have to face the burden of a mortgage on their own. In addition, as a result of the recent turbulence on the currency market, the prospect of a loan in francs seems too risky for some.

"Simply" buying

The dynamic development of the real estate market makes it increasingly possible to find that most suitable first M. According to a monitoring carried out by REAS in the six largest Polish agglomerations, the offer of developers reached a record level of 46 thousand available flats in the second quarter of 2011. The market is also much more diverse than years ago.

The estates are often guarded, tenants have access to additional services such as laundry and cleaning, and there is space in the buildings for offices or service outlets. Demand for particular variants of offers of this type depends on the needs and financial resources of potential buyers. The latter are largely governed by their creditworthiness and the circle closes. Young people need their own home and developers need customers with cash. A temporary alternative is, of course, still renting. However, if you want to eventually move "into your own", you will sooner or later have to assess your own possibilities and confidently go to the bank.
